I have been asked by the residents of Mi-Sol Park who attended a meeting today (Monday 12th 2011) to publish the summary below:
Resident’s Meeting
held at Mi Sol Bar Monday 12th September
Approximately 40
residents attended.
1. Election of a new president;
With the A.G.M. just around
the corner it is important to know who will be running this year to head up the
committee as the current office is clearly not working. Pepe was proposed as a
candidate and it was seconded. Pepe has agreed to stand.
2. The swimming pool;
(i) It was agreed and voted on that our pool will remain open
all year round and maintained as such, it now seems that certain members of the
current committee have decided to close it on the 15th September
against the wishes of the residents. This is not acceptable.
(ii) This year Mi Sol employed
a lifeguard at the pool with some very strange working hours stating that when
he was not in attendance the pool should be closed, this would have meant
shutting the pool between 2pm and 4pm which are obviously the busiest and
hottest hours of the day. No proof has yet been presented to state that a
lifeguard is required by law or for insurance purposes. Could the committee
have saved a fortune by simply posting disclaimers in the pool area? The
company the lifeguard works for is also responsible for the general maintenance
and cleaning of the pool, bathers are dissatisfied with the condition of the
pool and the water this summer.
(iii) There exists in the pool
area toilets for the use of the bathers, these have been out of service all
season, this presented a problem with people entering the bar to use the
facilities therein, I should note the tiles in the bar are not non-slip and
when mixed with wet feet can be extremely hazardous.
(iv) This year certain members
-and non members- of our committee took it upon themselves to raise the level
of the wall dividing the bar terrace and the pool. This project was neither
voted on by residents nor asked for by the residents. We have yet to be presented
with proof that the insurance company requested it, but why would they? Common
sense says it’s safer when you can see your children swimming.
(v) The pool is still leaking.
After undergoing major repairs in recent years the water level is still seen to
be dropping over a few days. We would also like to see an itemised account of
previous costs.
3. The Gardener;
Many of the residents are very
dissatisfied with the work or lack of work seen to be done by the gardener, the
only time he seems to put any real hours in is on Saturdays, the reason for
this is on Saturdays he works for a higher rate of pay. It has been established that he works as a
self employed “autonomo” gardener, despite this it is rumoured Mi Sol are still
paying his social security and his tax, as a self employed worker it is down to
you to pay your own. This question will need to answered.
4. The President and the Treasurer’s expenses;
Although some expenses can be
justified, such as petrol used during Mi Sol errands and other costs by way of
reimbursable. All expenses however should be completely transparent and
documented. As it stands now it seems the President and the Treasurer are
claiming for all their water and electricity charges as well as installing
internet in their private residences and buying mobile phones which are used
without limit or control, on top of this they have their community fees paid by
the community money. The work of committee members should be confined to the
office where any expenses can be monitored.
5. Voting System;
We demand an open vote this
year so as to avoid accusations of fraud. Any resident with outstanding debts
paying by contract is still a debtor and not eligible to vote. We would
like to know where and when this contract scheme was thought up as nobody
recalls voting on it.
6. Committee Meetings;
……or lack of rather. The
committee have not met officially for a meeting since April. Why?
7. Electricity cut off;
Another prime example of the
total incompetence of the treasurer. We
were left in darkness for 24 hours, one resident has a breathing apparatus
which failed due to this. The Treasurer
denied his responsibility in this matter as was to be expected, we have seen
many cases of his cowardice when it comes to facing the music. We demand an
apology.
8. Secrecy in Mi Sol’s accounts;
In past years a system was put
in place which guaranteed a transparent handling of Mi Sol’s bank accounts,
this seemingly fool proof system was dismantled over the course of the years
and is now the accounts are once again shrouded from the view of the residents.
Why the need for secrecy, what is our committee trying to conceal from us? We
the residents demand full and constant access to information concerning the
movements -in and out- of our community funds.
9. The cost of cancelling resident’s debts;
Some Spanish residents at
last year’s A.G.M. were upset to find they couldn’t vote due to their debts.
They were asked to present proof or payments by way of a receipt. We were told they complied but as of yet
these receipts haven’t been seen by anybody and it seems around 140,000€ is
still unaccounted for. We demand an answer as to the location of this very
large sum.
10. Electricity and Water Overcharged;
It has been agreed that these extorted
payments are to be reimbursed, what is being done about this? Collectively the
community is owed around 40,000€, each individual resident is owed enough to
cause concern. We demand that this is
settled immediately.
In Summary;
These topics were discussed in
length at today’s meeting, these 10 are the main cause for concern at this time
although there are more issues that were discussed, mainly concerning the
committee’s disregard for consulting the residents-who they were elected to
serve-when it comes to spending money or other decisions: eg. The installing of
new mailboxes, the fixing of the entrance gates (this was already voted against
during last years A.G.M.), the employment of an outside party to maintain the
sewers and pump house when we already had a person doing this job for less
money and he knew what he was doing, the current people seem not to.
In general, there is a feeling
of dissatisfaction among most of the residents and the time for complacency is
long gone, we demand answers and action.
